It will cover the following aspects of the property’s physical condition:
• Inspection of the external roof, gutters, chimney, and upper walls
• Assessment of structural movement and subsidence
• Inspection of the internal roof
• Assessment of the property’s associated services, such as heating, electrics, and boiler.
• Fire safety regulations
• Check of drainage (mains, septic tanks, private cesspits)
• The condition of the windows and doors
• Whether the building has been altered in any way (conversions, extensions, layout changes, etc.)
• Ventilation issues are assessed.

• The decay and damage of timber
