Energy Performance Certificates (EPCs)

Energy Performance Certificates (EPCs) are intended to inform potential buyers or tenants about the energy performance of a building, so they can consider energy efficiency as part of their investment or business decision to buy or occupy that building.

Energy Performance Certificates are a legal requirement when selling or letting residential properties. EPCs provide information about how energy efficient a property is on a scale of A-G, with band A being the most efficient. The higher the rating the more energy efficient the property is and the lower fuel bills are likely to be.

The way a building is constructed, insulated, heated, ventilated and the type of fuel used, all contribute to its carbon emissions. The certificate indicates improvements that could be made to the individual property in order to save money and reduce the impact on the environment.

MEES (Minimum Energy Efficiency Standards)

With the introduction of the Minimum Energy Efficiency Standards (MEES), as of April 2020, it is now a legal requirement that domestic properties being rented must achieve an E rating or above.

If your property currently has an F or G rating, we can advise you on the most cost-effective route to improve your properties ratings. This will involve an inspection of your property to prepare a draft EPC. From here we can then look into the different improvement measures and formulate the most appropriate route of making your property compliant.

Once the recommended improvement measures have been implemented, we will then re-inspect your property and lodge the EPC to reflect the improved rating.
